Description du logement

Please do not make any reservation payment to secure the room before an official reply from the landlord as your reservation may not be accepted for various reasons.

This accommodation was a former railway crossing warden house. It has been recently renovated to meet modern comfortable living standards in 2021. It is located next to a local commuter electric tram line which is still in use.

Room:
A furnished room of 11m² in a house with a back garden.
It has a mezzanine bed space with Velux sky lights window and equipped with tables, chairs and walldrobes.

Surroundings:
As we are in a quiet and green residential affluent suburb of Charbonnieres les Bains with the preservation of the environment in mind, the house is well situated in the village.

We are less than 5 minutes walk from the well stock village groceries store, restaurant, SNCF electric tram (direction Saint Bel to Lyon St Paul – UNESCO Vieux Lyon or metro/ subway Gorge de Loup; linked to general transport network of Lyon), pharmacy, cinema, doctor, butcher, bakery, the well reputed Croix Laval park on the affluent side of Lyon.
Students usually go shopping at Carrefour Ecully by car, or to the Centrale School of Engineering at Ecully. There are hiking trails nearby if you like the nature.
There are parking spaces near the house.

House:
The house and the room are strictly smoke-free.

No Guests are allowed. Parties are not allowed.

To ensure the cleanliness and sanitation of the premises, it is strictly forbidden to cook, eat and dry laundry in the rooms.

Amenities:

Since this is a room rental, you will share the amenities of the house with the owner and other tenants.
Internet access (fiber) is not included in the rent 10€/month.
The use of the washing machine is free once a week Beyond the limit, you will be charge 4.50€/machine (no detergent are provided).

As this is a fully furnished accommodation (all kitchen equipment and bedding are provided), you will not have to provide them yourself.
However, consumables (personal soap, toilet paper, tissues, food, groceries) are the responsibility of the tenants. For hygiene reasons, bath towels are not provided.

Tenants are required to clean after using the common facilities (kitchen, bathroom) and to keep their room clean and clutter free at all times.

Rental conditions:
The rent is payable on the 1st day of each month. Water and heating are included.
Additional charges will be incur for the use of washing machine beyond the autorise limit.
A security deposit equivalent to 1 month's rental will be requested in accordance with the rental legal agreement in France.
Home insurance must be presented upon signing the rental agreement under the French law. This law applies to all tenants in France without any exemption.
No commercial/professional activity is allowed during your stay.

Transportation:
Our house is located 200 meters from the SNCF Charbonnières-les Bains tram station.

There is no direct bus service to go to Lyon city centre except by tram from the house.

The tram journey (Charbonnières les Bain - Lyon St Paul) is approximately 15 minutes depending on the frequency of traffic during the day.
The drive to the Gorge de Loup metro (Lyon) by car is approximately 20 minutes.

It takes only 5 minutes by car to reach the Sanofi Laboratory and the Veterinary School at Marcy L’etoile.
Vatel Academy Gastronomy School is uphill and takes only 5 minutes on foot.

We will gladly be of assistance to you according to our availability should you find yourself in an exceptional transport distress situation. Just ask and we will be happy to help you according to our possibilities.

We are happy to welcome mature and respectful students, with a positive attitude and personal hygiene. We are selective about the students who live with us as we care about the well-being of all residents of the house.
